Our engagement began well before design: the client approached us with a request to identify a property in the sought after Papagou area of Athens with strong investment potential. We conducted a targeted property search, followed by a detailed feasibility study and due diligence process to ensure the viability of the investment before acquisition.

The selected property was a standalone building surrounded by a private garden, composed of two structurally distinct parts. The original structure consisted of a single-family residence on the first floor, typical of mid-century Athenian architecture. A triplex apartment had been added in the past decade, spanning the upper three floors.

The brief was to reconfigure the building into four independent residential units. This included converting the ground floor previously used as a mechanical and storage area into a compact apartment; retaining but completely reworking the first-floor unit to suit contemporary family living; and dividing the triplex into two separate units: a single-floor apartment on the second level and a duplex across the third and fourth floors.

The transformation was extensive. The building underwent a full systems overhaul mechanical, electrical, and plumbing networks were redesigned from the ground up. Structurally, only the original concrete shell remained. The exterior was equally reconsidered, with new façade treatments and a redesigned garden, bringing cohesion to the building’s new residential identity and enhancing its value as a long-term investment.
